Why is Ibiza property so expensive?

How can I buy in Ibiza as a foreigner?

1.Get a NIE number (Spanish identity card for non-residents and Spanish tax number at the same time).

2. Open a Spanish bank account with the NIE number.

3. Check documents and buying contract (Arras contract) - due diligence, ideally by your lawyer.

4. Sign contract at the notary.

Can a foreigner get a mortgage to buy a property in Ibiza?
